Custom Homes - What's Included?

Below you'll find a brief overview of what is included in our base pricing. Plans are fully customizeable as your budget allows. Our reputable custom home builder will work with you every step of the way so your expectations are met with no surprises.

The standard finishes include:

• Permits/Survey Allowance - $3,500
• Excavation - Basic bid included, each lot is specific and will be bid once visited
• House 8' Foundation, 8" thick - Full, unfinished basement
• Garage Footings 6" thick - Other options available
• 3" Basement and 4" garage floor
• 11 7/8" I Joist Floor System
• 2x6 House walls/2x4 Garage walls
• Carvedwood Double 4" siding in stock color - LP trim not included
• Landmark 30 Shingles
• SPI Window single hung
• Standard Plumbing Fixtures
• Standard Lighting Fixtures
• Single Stage, Single zone heating system and A/C (2 stages/2 zone furnace is available if lower level will be used for living space
• Oak Cabinets and trim (including interior doors-solid core)
• Laminate Countertops

Items not included:

• Any exterior concrete, soch as driveways, garage approach, patios, sidewalks etc.
• Any decks
• Well and septic if needed or water/sewer hook up - these will be bid specific to each lot and placement of the home
• Stone
• Fireplace
• Exterior window/door trim, gable vents, louvers, brackets, non-active dormers, etc.
• Landscaping/retaining walls
• Appliances
• Walkouts
• All bath accessories such as mirrors, towel bars, etc.
• Gas/electric service - this will be billed directly to you and must be paid upfront for them to install service to the lot.

More Information:

Offers a firm price and only has a few allowances for items we cannot control (Permits, Excavation, Foundation,  Well/Septic, Decks, and sometimes fireplaces).

Our financial partners work well with us as they understand our process and are willing to reduce the down payment to 5-10% if credit is good.

Lumber is not exposed to the elements unless on set day it is raining or snowing - it is only exposed to the weather for a short period.

Framing and house wrap are done indoors in Wausau and eliminates the worry for warping and mold in the lumber.

Framing is being done as the excavation and foundation is being done so time frame to complete is less - depending on the size of the home, they are usually up in 2 days.

Software is used to measure and cut the lumber used to build your home - fits like a puzzle and this process makes the walls square so they fit together on site.
